If you’re considering re-designing or building a new home, I recommend liaising with a designer. Designers are there to help you create your dream home but also help design it in the most efficient manner.

When briefing with your designer, compile any wish list, home assessment and information you have collected for the design of your home. This will provide a discussion point with your designer and also helps to ensure the designer is clear on your priorities. Collecting pictures from magazines of homes you like, or don’t like, is a great starting point for designers to understand what style you are after and the presence you want your home to give.

Designers are ideal with renovations or building of homes as they can offer much assistance in planning and approval processes and can provide any documentation or drawings required for approvals. Once approved, designers can offer services such as more detailed drawings for builders, which include items such as built in furniture and fixtures, joinery and other interior details. Designers can also manage builders and construction process.

 Designers are great for re-planning space and can help ensure your rooms face in the optimal direction. Doing this can add extra comfort and natural lighting to your home, saving you in heating and electricity bills. Just a few tips when designing, plan space efficiently and don’t build more then you need to. It’s a good idea to face living areas north if you can as this side will receive the most sun in the winter and will be easy to shade in the summer, saving you on heating and cooling expenses. In regards to this, it’s important to close off rooms you heat and cool most often to save energy. If you like the open-plan designs, this can still be achieved using openable doors or partitions. Grouping wet rooms, such as bathrooms, kitchens and laundries is also ideal as it will help you save in plumbing costs and prohibit any water and energy wastage.
