30 Year Structural Guarantee

When you build with Turrell, you’re investing in a home that’s designed to stand the test of time. That’s not just a promise. It’s a commitment we put in writing.

For contracts entered into from 1 January 2026, every Turrell home comes with a 30 Year Structural Guarantee covering the core structural elements of your build: foundations and footings, structural framing, and load-bearing masonry. If a structural defect becomes apparent within 30 years of practical completion, we’ll inspect, assess, and make it right.

What’s covered?

The guarantee applies to defined structural failures, the kind that affect the integrity or habitability of your home, in accordance with the National Construction Code and applicable Australian Standards.

A few things to know

This guarantee applies to the original owner named in the building contract and is not transferable upon sale. It covers structural elements only and is subject to standard exclusions, including natural events, owner-maintenance obligations, and any work carried out by third parties after completion.

We’ll walk you through the full details at the contract stage.

30 years of building.

30 years standing behind our work.

This guarantee is a natural extension of the standard we’ve always held ourselves to: careful construction, honest communication, and work we’re proud to put our name on long after handover.

Frequently Asked
Questions

Does this guarantee apply to renovations and extensions?2026-07-20T16:10:19+00:00

The guarantee applies to all work completed under a signed Turrell building contract. For renovations and additions, it covers only the new work. It does not extend to any existing structure or to new work that is damaged as a result of existing structure failure.

What counts as a structural defect?2026-07-20T16:09:46+00:00

A structural defect means a failure of a load-bearing element that compromises the integrity of the building or makes it unsafe or uninhabitable. This includes failures in foundations and footings, structural framing, and load-bearing masonry, assessed in accordance with the National Construction Code and relevant Australian Standards. Cosmetic issues, normal settlement, and non-structural cracking are not covered.

How does this guarantee relate to my statutory rights2026-07-20T16:09:18+00:00

This guarantee is provided in addition to your rights under the Australian Consumer Law and the statutory warranties under the Home Building Act 1989 (NSW). Those rights apply automatically and cannot be excluded, restricted or modified. Nothing in this guarantee limits them.

What happens if I identify an issue?2026-07-20T16:08:48+00:00

Contact us in writing with a description of the concern and any supporting photos. We’ll arrange an inspection within a reasonable timeframe and determine whether the issue qualifies under the guarantee. If it does, we’ll work to repair or rectify it at our discretion.

Does the guarantee transfer if I sell the property?2026-07-20T16:08:09+00:00

No. The guarantee applies to the original owner named in the building contract and is not transferable.

What are my obligations as an owner?2026-07-20T16:07:41+00:00

To keep the guarantee valid, the property needs to be properly maintained. This includes following standard maintenance guidance, such as the CSIRO Foundation Maintenance Guide, keeping drainage in good order, maintaining termite protection systems, and notifying us promptly if you suspect an issue.
